What is Maintenance & Operational Cost Savings?
Maintenance Cost Savings goes hand in hand with sustainability. Sustainability is about behaving in a way that can be continued. To operate sustainability, an organization must make decisions that are consistent with and support the well being of the physical environment and all of the biological communities and economies of the locations where they operate.
Sustainability is achieved in maintenance and operations by:
- Managing operational risks
- Eliminating the use of caustic chemicals
- Reducing maintenance, cleaning, and costs
- Extending “useful life” of mission critical equipment
- Reallocating workforce to their highest and best use
- Increasing efficiencies in operations and energy use
Why do Maintenance & Operational Costs need to be Addressed?
Building owners and managers are tasked with solving building problems, improving building performance, and maintaining and improving this performance over time. Maintenance and Operational Cost Saving Initiatives need to be continually re-evaluated to reduce cost streams associated with building operations, reduce environmental impacts, create healthier and more productive employee workspaces.
Maintenance and operational systems are so valued that US Green Building Council (USGBC) has created an entire certification system for this: LEED for Existing Buildings: Operations & Maintenance (LEED-EB)
LEED -EB recognizes that other LEED certifications for new construction and commercial interiors, the one time act of renovating, constructing or tenant fit-out is certified. LEED-EB measures the environmental responsibility of a building’s maintenance and operations. It certifies the completed and operated building as it functions on a continual basis.
